What is lease to own?

Lease Option (same as Lease to Own) is a rental agreement with the option to purchase the home at the end of the lease. Note that Lease option Agreement is more in favor of the buyer because the buyer has an option to purchase or not, while the seller is obligated to sell if buyer decides to exercise the option. The seller may not sell the home to any other party if he or she has signed a Lease Option Agreement.

Example:

Amanda can not afford to buy a house at the moment, but she fell in love with this particular home and she wants to buy it in a year or two. So, she decides to rent to own the property. The owner of the house Jay was looking to sell, but was unable to find a buyer, so he is considering leasing the home with an option to buy. Over a cup of Skinny Peppermint Mocha at Starbucks Amanda and Jay agree on the following terms:

  • purchase price: $200,000
  • Total Rent: $1,600
  • Rent credit towards the purchase: $300 each month
  • Net rent: $1,300
  • Lease to own term: 2 years
  • Deposit: $1,000
  • Required to move in: first, last, deposit ($1,600+$1,600+$1,000) = $4,200

At the end of the rent to own term of two years Paris will get a mortgage from the bank and buy the house. She accumulated ($300 x 24months) $7,200 plus $1,000 deposit or total of $8,200 as a downpayment.
